United States | September 17, 2026: Residential real estate technology company Mainstay is expanding its property-data and workflow platform after acquiring AI-powered listing company Truelist and raising more than $18 million in growth capital. The deal could broaden the technology available to brokers, agents and residential property investors for managing listings, property data and transaction workflows.


Mainstay Expands Beyond Property Data

Mainstay brings together customer information, proprietary data and external sources to create a unified record for individual properties. Its platform supports workflows involving transactions, property taxes, homeowners associations and payments.

The company said the Truelist acquisition adds a dedicated listing data and workflow layer to this existing infrastructure.


Truelist Brings AI-Powered Listing Technology

Truelist provides tools that help brokers and agents create, manage and distribute property listings.

By combining these capabilities with Mainstay's existing property-data infrastructure, the companies are targeting a more connected system for residential real estate professionals.

For brokerages and agents, the integration could reduce the need to work across multiple disconnected systems for property information and listing-related processes.

 


Mainstay Was Spun Out of Opendoor

Mainstay became an independent company after being carved out of Opendoor in August 2024.

The company is led by CEO and co-founder Dod Fraser, former president of Opendoor, alongside president J.D. Rasmussen and COO Michael Dulfer.

Truelist founder and CEO Carey Armstrong will join Mainstay as chief strategy officer. Armstrong previously served as vice president of Premier Agent at Zillow and co-founded Tomo.


$18 Million Funding to Target More Real Estate Customers

The new financing round includes Parker89, Stackpoint, Alpaca VC and FJ Labs as new investors, along with existing backers Khosla Ventures, Era Ventures and Clocktower Technology Ventures.

Mainstay plans to use the new capital to expand its platform among brokerages and smaller residential property investors, moving beyond its existing customer base of major residential investors.


Mainstay Already Handles Large-Scale Real Estate Workflows

Mainstay said its technology has facilitated more than $12 billion in real estate transactions and executed over 2 million automated workflows across more than 50,000 external portals.

The company also said it serves 95% of the 60 largest residential real estate investors in the US.

These figures indicate that the company is already operating at significant scale before expanding into a broader brokerage and agent market.
